25 UNITS RESIDENTIAL PROJECT|DOWNTOWN JERSEY CITY, NJ

This project consists of a 4.5 story residential building approximately 125’ x 70’ in size containing 25 residential units of varying sizes from 1 – 3 bedrooms. Residential units are located above the partially buried ground floor parking garage. Above the residential floors is a fully stocked roof deck complete with restrooms, barbecue and sitting areas where the residents can utilize at their leisure. The deck overlooks downtown Jersey City.

Building is located at 223-231 First Street within the downtown Jersey City Historic District. The final design resulted in the overall exterior appearance resembling several attached 4 Story brownstones with intricate brickwork and cornice work to complement the neighborhood.

Adding to the complexity of the construction was the building’s structure. We utilized a pile foundation with flat plate concrete floor system on the ground floor and Hambro Composite Floor Structure above. In order to expedite construction, the walls were constructed off-site and assembled in place. Following the foundation and concrete work, each residential floor was fully erected at the rate of 1 floor per week. This type of structure also allowed us to minimize sound transmission between floors increasing occupant comfort.

The end result was an elegant modern building which fits right in downtown’s Jersey City’s urban fabric.
